After some time of house hunting, I personally developed an aversion to the real estate agent profession. The current market simply offers too few incentives for reasonable work, and if you don’t swallow your anger, you don’t even need to come to the viewing. But if you’re friends... maybe the realtor is worth something. Otherwise, it is advisable to call the municipalities for plots of land and get on the waiting lists everywhere. Many apply quite broadly (you should also do this where you like it), and sometimes a handful of builders drop out after the reservation.

I still have to understand this waiting list thing, so far I haven’t found any specific websites for the various municipalities/districts of Mülheim, only the general one of the city of Mülheim itself. There are also a few plots listed by districts there but only very "sparse," maybe 7 or 8 in total.

Asked again: is equity available? Otherwise, I find the discussion about building a house here rather pointless. You can't build a house with €400,000, at least not at the scale you have in mind.

As of now, equity capital would be around €28,000, but this year I still have liabilities from my studies ahead. Then there is also the question of how that might possibly be combined.
If I pay off the liabilities in one go this year, about €10,000 would remain. In the next 2 years, with normal saving (without returns etc.) probably between €15,000-20,000 would be added again. These figures also flowed into the conversation with LBS a few months ago and were included in the total of €400k.
It is also not about building now, but in the future and when one should possibly strive for something in order to make it easier.

If you want to build in the future, you must increase your income and save equity. With the current figures, building on the planned scale is not feasible.
