Beginner seeking advice - when should planning start?

Had a conversation yesterday where we talked about terraced houses, as there were still some listed on real estate websites here in Mülheim a week ago. There was a middle house for 530K and an end house for 550K. Both with 153 sqm on a 310 sqm plot. A friend who used to work in mortgage financing said that these were quite a bargain. :eek:

We are currently in Holsterhausen but have searched for existing houses and plots of land in Essen, Mülheim, Duisburg, and the Mettmann district (workplaces for me and my wife in Düsseldorf). Indeed, there are only very few plots available on the open market. However, we did not apply the Barthel tips, so I don't know how much is sold under the radar.

We were lucky and got a plot in a new development area in southern Duisburg for 720€/sqm, but unfortunately everything else is far from cheap. There is a very restrictive design statute there, which, however, matches our ideas, so it is not a problem for us.

Wow, we're practically neighbors (downtown area). If you're ever interested in a personal exchange, I'd be totally up for it :) My husband comes from the construction industry and is very well connected. But we also love to keep learning; you can't be familiar with every trade.

There were several factors. Among other things, we were a bit hesitant to approach people on the topic, and we were still open to the topic of buying from the existing stock, and then we did not overcome the inhibition threshold. Then the plot of land in the new development area came along.
