Beginner seeking advice - when should planning start?

I rather know the clause "if the tax office also wants property tax for the house, this is not part of the fixed price" or something similar. Of course, it is not excluded that the marketing materials say one thing and the contract says another ;)

Very good to know something like that, are all manufacturers so "opaque" in this regard or are there some to whom one could generally place more trust?

Trust no one, then you won't do anything wrong ;) There are always reports of people who build with a certain company for the second or third time and are then less suspicious. As a regular first-time builder, I would be cautious with trust. By the way, this is a point where you can already start your preparation. Buy a few books on understanding construction descriptions, financing, etc., and work through them. They cost €20 each and definitely help in better assessing offers.

I think it was about the reference from you regarding property search, which I have also come across but maybe haven't found yet. I also believe that links are no longer allowed. :)
