Exactly the listed points are irrelevant to us. We informed ourselves beforehand about which things are standard. At Town & Country, there is no large-scale sampling in the sampling center. Extra sockets cost 35-40€ directly from the electrician, we are not taking electric shutters. We are also taking the standard sanitary equipment (you can google what these things look like), only the bathtub will be upgraded for 270€. The windows have a few mushroom head locks on the ground floor - that is enough for us. The standard outdoor lighting is sufficient for us. We do not want an alarm system, colored windows, or colored plaster either. Apart from the bathtub, I still want to upgrade the stairs (for a firmly agreed surcharge of 1200€). We do not want or need more. Since we are completely clear in advance about what we want and what we do not, I do not think we need a 40,000€ sampling buffer. Our offer is already quite concrete. We had the prices given for some additional items and then quickly discarded these things. Of course, all that would be nice to have, but we are aware of our budget and can adhere to it without problems and major restrictions. What was important to us, and what makes the difference between the house base price of 193,000€ and 260,000€: LWWP (5000€) Underfloor heating (10,000€) Shutters KfW 55 (20,000€) Photovoltaic preparation (900€) Bathtub (270€) White stairs (1200€) But of course the house is not built yet and I will gladly report whether the costs stay at this level. Considering the house price is quite low, I naturally want to take a close look at the ancillary construction costs to see if we can manage with ~75,000€.
