260,000 € will be very tight even for Town & Country (I'm not a fan of them, even though they build everywhere in the area). Expect at least 300,000 €.

We will definitely get builder's legal protection insurance. There are a few providers who offer this. It costs a bit, but you sleep more peacefully. I would especially recommend it to you with Town & Country.

But only when concluding financing through Sparkasse or additional insurances with them. But I just see that they have at least increased the amount per case to 100,000 EUR. It used to be only 40,000 EUR as far as I remember. Hmm, thanks for the tip.

Hello,

thank you for the feedback. Here are a few explanations:

We want to take out legal protection insurance with Örag, I accidentally deleted it from the list earlier. It is also available without financing through Sparkasse if you choose an insurance package.

Town & Country includes the foundation slab and earthworks up to 30 cm in the scope of services. However, in this area, approximately 80 cm is always replaced.
Therefore, I have divided the costs for earthworks and set a total of €17,000 (deep foundation at the foundation slab €4,000, soil disposal €5,000, reserve €8,000). I think that is not little for a flat plot, especially as part is already included in the price of Town & Country.

@ybias: Could you explain to me why the price of €260,000 is unrealistic for Town & Country? Even with slightly higher-quality providers, I’m at just €270,000 for 140 sqm of living space.
We have looked very closely at what we get from Town & Country for this money and what not. In my opinion, nothing is missing that would justify a €40,000 surcharge.

Upgrading always costs a lot. We estimate it at about €30,000. Things like extra sockets, possibly nicer washbasins including vanity units, exterior lighting, or in bathrooms installing LEDs, for which the ceiling has to be slightly lowered, for example. An alarm system, safer windows, electric shutters with central control instead of individual control. Colored windows. All kinds of things. That quickly adds up to several tens of thousands of euros.

It’s always better to plan too much than too little and have to finance more later.

With that price, you are at €1,756 per sqm. Normal prices are between €2,000 - €2,250 without big jumps. There will still be some more to come.
