Are there any more comments on the incidental building costs?

We're actually pretty safe with the house costs, even if many can't believe that

I am a straightforward person and can take criticism very well (it’s part of the job). If you had read more in the forum, you would have noticed that I also wrote that Brandenburg is the ugliest federal state in Germany. So you don’t hit a sore spot with me there. But you have to set priorities if you’re not rich. Either live in Brandenburg and have about a 45-minute ride to the center of Berlin by public transport, but almost a 1,500 sqm plot and a nice house, or live in a nicer region but have a very small plot and save on the house. It’s up to everyone. However, we will spend over 90% of our time either on the property/in the garden, in the house, or at work. That’s why the surroundings (the state) are secondary to us. If you want to go away and see something, there are cars/public transport.

Oh, one more thing I just remembered:
If it’s going to be a KfW 55 house, you also need an energy consultant. This can be partially subsidized by KfW and/or Bafa.

I read online about costs of around 600 euros for a 140 sqm house.

Additional construction costs could be appropriate, I personally have always rounded all amounts up to 1000 and added 15% to the total amount. This has proven to be good in that it provided a buffer that covered everything that has so far come up unpredictably. Otherwise, carefully examine what you get for the service. I already mentioned underfloor heating, as for example the packages of the companies can have particularly negative effects there.

I have removed the post because the property is located on a road and we do not need to build a construction road
