There was no need to wait for the surveyor’s data at all. The development plan already reveals everything. For the draft planning, it certainly provides sufficiently accurate elevation data, even with a system section, including garage representation. How anyone can come up with the idea of an integrated garage in the house is beyond me. A competent architect can also read that from the development plan; it would have to be explicitly excluded there, which I consider highly unlikely. Which building description? P.S.: It would be nice if the elevations in the site plan ([Untergeschoss-1.png]) could also be read.

Often a simple look next door helps: How did the neighbors solve it? Or how do they plan to solve it if construction is still pending?

Unfortunately, the neighboring property has not been sold yet, and the previous properties are not quite as steep.

I have now attached the building regulations; a plan is a drawing to me.

I have also attached the basement again, I hope the height specifications can be seen better now.

Neighbor comparisons seem impossible to me here in that only the direct neighbor on the left side of the plan could be included, and directly next to this, the adjacent plan Bühl III would apply. According to A6, the garage seems to me either to have to be inside the house or only to be able to stand separately if it still takes place within the building envelope (or unilaterally as a boundary garage).

Not to me, since the system section also always represents built-in garages.

As good news, I see my suspicion confirmed in 2.3 that the reference height is fixed only on the existing terrain and then does not bind another height within the house itself, so the top edge of the finished floor both of the ground floor and the basement are free to move above or below the reference height within a certain range. I therefore see the possibility, in order to have a less steep driveway, to be able to start the house further below the reference height. However, an exemption from the wall height restriction might be required for this, since this, unlike the reference height of the eaves and ridge, refers to the modeled terrain. The latter problem would be avoided if the garage were placed next to the house.

Hello,

if I were to set the house lower, the builder would refuse because of moisture (solid wood house).
The solution I have in mind is as I have already drawn it, uncertainty is due to the retaining wall or later approval of a garage or carports. I believe that the architect/draftsman should consider that.
