A few rows of stones are saved if you only make the walls half-height. And then you don't have to plaster, paint, etc. But you certainly won't get to half the costs in the upper floor. How exactly this is billed is up to the provider. You can't create a magic formula that calculates everything precisely. However, when it comes to price, I would tend to orient myself more towards the floor area than the living area.

Land, yes, but also for the half story, which has the same floor area as the full story, you need full underfloor heating + full screed etc. + full bathroom +++ Therefore, an exact sqm calculation is helpful. And finally: These are all rough estimates. In the end, you will see if the initial estimate was correct.

Architects like to calculate with built-up space plus experience. Unfortunately, this only helps to a limited extent given the price developments of recent months. Nothing can be added to the last sentence from .

I have to be honest, we are going to wait first until the situation in Ukraine hopefully calms down a bit...

Then it should probably also be possible to calculate a bit more precisely again, since many companies are currently working with daily prices and no one can tell you what the final cost will be...

So again the question:
Do architects / site managers really calculate the full number of floors with their formula (here 3000€ per sqm)?
I really can't imagine that...

Is your recommendation now also to wait a bit longer?
Or to push ahead now at the current prices..?

I know it's difficult, but we are really at a loss...

As I said, that was the cross-section of the posts, not my own estimate. And the estimate is not a fact either. So "IS already included" does not exist. It can be included, it may not be included. You would have to break it down. Regardless, an architect with a fee of 55k can hardly be included in 50k ancillary costs, you realize that yourself, right?

Notary fees, for example, also do not disappear in the case of a gift. Gift tax has already been mentioned...

Don’t get hung up on individual sqm or whether it is enclosed space/floor area/living area according to the Living Space Ordinance. It is a RULE OF THUMB. But somehow you don’t want to understand that?

Otherwise, you didn’t respond to my question. Is a higher financing amount not possible?

Have you talked to regional general contractors? Are they currently offering fixed prices?

Now go to an architect and talk to him. He will then calculate it for you. We can gladly be enlightened afterwards.
