2020: €1,895/sqm for cost groups 300/400 (building construction/technical installations)
WITHOUT additional construction costs
With the corresponding cost increases, you will quickly be in the areas we mentioned.

So over 4300€/sqm? Wow.
I already know some who are still building for 2500€/sqm.
I wonder what is included in all that on your side.

We would be building in NRW in a small town. Not in Cologne or Düsseldorf...
Is 3000€ per sqm really the benchmark?

I would now just take the middle and set 2500€...
And in these construction costs per sqm, things like heating, etc., are already included, right..? I don’t have to calculate an extra 20,000€ for underfloor heating + heat pump, do I ... ???

So my calculation:
2500€ x 150sqm = 375,000€
+ Basement 100,000€
+ Garage 8,000€ (can be a small "normal" garage)
+ KNX 50,000€
+ Photovoltaics 15,000€
+ Air conditioning 10,000€

558,000€ + 10% incidental costs = 613,800€

Feasible?

I would calculate with 3,000€, since you want to build upscale (including clinker, heating, windows, etc.;)). But then there are still the ancillary construction costs – from the architect to the building permit to house connections and earthworks (quickly around €50k) – that fits your 10% ancillary costs. The basement should fit. KNX is not an "on top". In the 3,000€/sqm there is already a normal electrical installation of around €20k (?), which you don’t have to pay since you want KNX.

Your architect wants to calculate with 2,700 EUR, most people in the forum are more towards 3,000, and you want to calculate with 2,500?

Well, then just go ahead.

- You can get a garage kit for 8k at the hardware store
- KNX, as mentioned, might be enough, since electrical work on the property is already included in the construction price, but no one knows what exactly you imagine under KNX
- Photovoltaics, how many kW? At the beginning, you were still calculating with a storage system. My neighbor received an offer last week in BW for 9.9 kW + storage for 26k.
- I don't know anything about air conditioning.
- Incidental costs, fine by me.

Still missing:

- Architect
- Outdoor facilities
- Kitchen
- Furniture
- Lighting
- Additional costs for more expensive designs not included in an average price per sqm. These would be geothermal heat pump, 2 dormers, clinker facade, light well, etc.

Of course, you can keep adjusting the numbers until it’s just over 600k :D

For orientation: We are building in the HS district (NRW) and have an offer for 449 kEUR turnkey available (as of 17.03.22). 2 full floors (ground area ~9*12.24) with clinker brick and some plaster (~160 sqm living space). Attic insulated but not developed without basement without flooring in living rooms and painting work (we do that in EL) Air-to-air heat pump Standard electrical + sanitary installation by our general contractor Garage (9*3.10)
