By the time we start building (beginning of Sept. 2022), the spiral will have turned a bit more.
If it is less than the tender, I’ll be fine with that.
Calculating with 3500 and then being shocked by 3700€ is just not my thing.

Basically, it doesn’t help the OP either.
This is about breaking down the expected costs.
And here architects calculate with net construction costs, since the fee is based on this.

Alright, so I understand that we should calculate with 3000€ per sqm. Can I completely exclude the approximately 20sqm office/cellar room as living space if we leave the cellar in its raw state for now and finish the room ourselves later as needed..?

So the calculation would be:
3000 x 130sqm (excluding cellar room) = 390,000€
+ cellar 100,000€
+ garage 8,000€
+ KNX 50,000€
+ photovoltaic 15,000€
+ air conditioning 10,000€

== 573,000€ + 10% ancillary construction costs = 630,300€

Is that still realistic considering material shortages + the Ukraine war?

My crystal ball has no answer for that ;). I bought PUR insulation last weekend. The warehouse was bursting at the seams. On the other hand, I have an insurance claim - I need a new pane for a window. There, I have to wait 4-6 weeks just for the glass. A big problem is the immense demand that we still have. You’d better think about painting the basement or increasing the budget. Finishing the basement room later doesn’t help. Insulation must be done now, you also need the room height and the windows. You can’t just install the heating (underfloor heating) later either. Chase the wiring again? Then there’s only the floor covering and wall/ceiling paint left. That won’t make a difference. You’re building too big or have too big wishes or simply too small a budget.

As already written here, how do you want to get only 130m2 with these external dimensions? It’s best if you show the plan or at least clarify the exact living areas. Many have already shown you a good way here, cross out the extreme examples (Malunga and Statistisches Bundesamt) at both ends, then you will end up with 2500,- /m2 for "standard" up to 3000,- /m2 (your wishes!). It won’t get more precise, we don’t have a crystal ball, these are approximate values. The war doesn’t have anything to do with it for now; you can leave that aside for the time being. A garage for 8k is never going to happen, with 100k for the basement you’ve rounded up well for it. If it gets tight, I would rather question the attic (not yet amortized) or scale down the equipment a bit. On top of the above approximate values come the incidental costs, but not the heating etc. However, usually still floor coverings/painting.

Just have the house offered to you by a [GU] or prefabricated house manufacturer exactly as you want and take a look at the prices. I did the same. Rounding up or down doesn't help at all if you can't establish a real reference.
