Assessment of construction costs for a single-family house in NRW (current situation)

Okay, but what does that mean for us now...
3500€ * 150sqm = 525,000€

What else will be added on top of that?
What would be really realistic in the current times...?

But that is exaggerated. Building has indeed become expensive, but it has not yet reached €3,500/sqm without special requests.

Apart from that, a house of this size can easily be built completely for €600k. Whether everything you initially wished for will then be installed remains to be seen. But switching from KNX to "normal" electrical wiring or saving on photovoltaics/air conditioning can be done within five minutes.

What would probably make your house about €50k-100k cheaper right away is the omission of a basement. Then you probably have the opportunity to let yourself go inside the house. Or does the "basement" have to be due to a slope?

Not really, I speak from experience. 150m2 x 3500€ (here I am talking about net construction costs, which architects like to do) total: 525,000€ NET Heizung 30k€ (underfloor + air-water heat pump) excl. 3 drillings of 40m depth each (12k€) - just to illustrate The basement would have been WU for us with almost 85m2 for 121,000€. Kitchen with 20k fits. Photovoltaics roughly 1k€ per KW, let's say 15k€ total KNX depending on the requirement I can confirm 50k€. Large garage including transport, supervision, foundation in precast concrete construction at about 45k€ Outdoor facilities calculated cheaply 20k€ Driveway etc. 15k€ Total: 922,750€ WITHOUT fees! You can count on about 70k€ for fees with structural engineer based on 525,000€ net according to HOAI. You see, I do calculate very well with 600k€ plus 300k€ equity. Otherwise not feasible. At least not in BaWü Regards

Mmh...it's terribly hard to give you an assessment here. You are grabbing most things off the top shelf. Brickwork, photovoltaics + storage, KNX, light well, dormers, etc. You leave out nothing that drives costs. Then some things are still missing from your list or are explained too vaguely. 150 sqm with 1.5 stories including an office in the basement sounds hard to imagine. The upper floor would have to be very small. From experience, if you go for many top-shelf items, you follow through. Meaning you probably won’t have standard vinyl flooring or 30x30 tiles installed. At the same time, you budget 20k for the kitchen and incidental costs. Somehow, none of this adds up. What data are the 2,700 EUR from the architect based on? Past projects? Just an estimate? I would calculate. 150 sqm * 3,000 450k Basement partially livable (white tank?) at least 100k Garage 25k KNX (beware with "very good" it can quickly be more) 50k Photovoltaics with storage 25k Außenanlagen 25k (and that’s rather the minimum for paving/terrace/splash guard strip some hedge) Kitchen 20k Incidental construction costs 50k (there’s a separate thread here, construction water, construction electricity, earthworks etc.) Climate control, special wishes, buffer, brickwork, black box 50k Furniture, lighting, pleated blinds, odds and ends 10k Edit: architect etc. had slipped my mind 70k probably for this size You can still add more. This is rather good, normal standard (except for the extra listed items, of course). Außenanlagen can also quickly cost double.

That can't be true that it's this expensive..... That's crazy... Edit: Aren't additional construction costs etc. already included in the 3000€ per sqm of living space?

Square meter prices: Federal Statistical Office, from February 2022 1,300-1,700 € per sqm living space !!

Additional construction costs are calculated at 5-10% of the total amount

So the Federal Statistical Office has no idea.. ? I am highly irritated..
