Very exciting answers!
Noise air-water heat pump:
The offer includes Vaillant Arotherm VWL 35/5; 3.6 KW uniTower with outdoor unit (up to 70 m²), I asked what a quieter device costs and whether the indoor unit is decoupled and soundproofed. I am already very sensitive to noise, especially indoor.
KFW funding:
That was my assumption, that the company has its own energy consultants. Also, that there is such a clause, but I was not sure whether I would really be able to get out of the contract free of charge if no funding is approved in the end. Did you have the clause checked by a lawyer? Or is that a standard clause?
I have now asked the seller to apply for the funding but that I will sign the contract later.
Reason:
Too many uncertainties. For example, I have to check whether we are allowed to demolish the old barn ourselves. And whether the strip foundation that the old one has can be used for the new building, or whether it has to be removed and the ground compacted. And of course a soil report regarding load-bearing capacity. It is on a slope (3-6 degrees incline).
I’m curious whether that will work, with the lead time. I also still have to check some things in the offer. Preliminary sampling or similar.
I can also gladly name the price, if that is allowed, and tell you what maximum incidental construction costs I plan.
Currently, I’m not really sure whether 30K or 60K will be added at the end.
It’s going to be exciting. But I finally have to get out of the city apartments, and old buildings with small windows and no view of the countryside don’t really make me happy either. (-;
Does anyone know if it makes sense to have the window front on a north-facing slope with a 3-6 degree incline uphill? So facing south? No one can block my view there; to the north is the village, and I don’t want a window front there :)
I’m happy to also send a drawing
