I just googled. In our Saarland region, an average of 1331 €/m2 is estimated. Sure, it can be more, but over 2000 € per m2???

Those must be old figures. Saarland ranks among the 4 most expensive federal states to build in, with an average of just under €1700 /sqm.

Do you have the 12 meters in writing? The [Landesbauordnung] only allows for 9 meters.

1800€ x 150sqm = 270,000
It can also become 1900.

First, have a soil survey done for the calculation of earthworks. You have to plan 50,000 in advance.
Prefabricated garages including foundation 15,000

You can do painting and flooring later in EL, but materials are needed there too, just like for the terrace and driveway.

Show the floor plan on the site plan, maybe it still needs some fine-tuning [emoji2]

P.s: written in bold:
If you want to do a lot yourself, you have to have the EL calculated out of the general contractor contract. But usually it doesn’t pay off!
Otherwise have an architect build for me.

But don’t forget that material also costs and relatives might currently be on vacation or have back pain...

But it’s all here in the forum if you take the time... ;)

50,000 for earthworks?
We have now calculated everything including outdoor facilities, garage, etc., and are at about 275,000.
Well, we are doing the electrics and screed ourselves, saving quite a bit. A good 10,000 euros alone.
Since we are also laying the terrace and driveway completely ourselves, again quite a bit saved.

The few trees that need to be removed cost 2,000. And the pure excavation, trenches for utilities are supposed to cost 50,000?

We have Class 2/3.
Still waiting for the offers...

The floor plan is now finalized. It has been approved by all the moms and dads :) luckily no objections.

Now only the calculation of the earthworks is missing, well, I am curious...

Will keep reporting...
