Apartment for parents: 210 m² single-family house and 80 m² apartment

So now the granny flat is connected to the house.

The granny flat is about 70 sqm. The other 98 and the upper 131 belong to the house. The whole is about 300 sqm. Possibly for the granny flat upstairs also 2 bedrooms and only 1 downstairs.

The extensions "right" will then become balconies.

Then theoretically 9 cars would fit in the yard and the whole looks like a city villa with a front door in the middle.

Interior dimensions in the photo would be 14x9 meters, the extension "back" 3.5x10 meters.

Everything is now nicely symmetrical as well.

Are you allowed to build more than 15 linear meters of boundary construction?
I don't think so!

And what are the balconies for? Two next to each other? One for Mom, one for Dad... and the kids play downstairs [emoji1417]

Then the garage has to be moved 3 meters forward. There would be space and the trash bins also need room.

There needs to be more space downstairs and that's why something has to be built out somewhere and at the back it works out. You could also put a roof over it but why not balconies? The exterior walls there should be built 1 meter higher.

Didn't you want to come from the garage into the house?

For the [Einliegerwohnung], the living space for eating/cooking/living can therefore only be realized in the north, northeast, or northwest. Which would not be my case.

I would find three meters to the side better; then you still have parking spaces between the garage and the boundary, and you don’t look at cars from the garden.



Balconies as a makeshift solution because the area assigned to the ground floor in the room layout "overhangs" are not the real deal. To the extent that it exists here—the balconies are about 30% as large as the “rest” of the upper floors—that would be appropriate for one-and-a-half-story buildings, but not like this.

Stylistically not, because these “stepped stories” only fit with a flat roof, but in combination with a hipped roof that’s then fries with cream. And in the floor area calculation, such large balconies are already a disruptive factor.



That is not as easy in terms of insulation as it sounds. The parapet at the top is an exterior component; you need "iso cages" all around because underneath the exterior wall is an interior side to heated rooms.

If balconies like that at all, then with recessed parapets (quasi as a “knee wall”) behind a section of roof slope.



The garage has the lowest demands on sun orientation in the whole scheme and should simply get the “leftover” position within the realm of possibilities.
