I want to refine the floor plans a bit before I show them. Especially after the info from yesterday about the attic, which also made me reconsider quite a bit.
Whether a third residential unit will really be the goal, I will have to make dependent on some clarifications/decisions (whether it’s even allowed yes/no, how many parking spaces are needed, dormer/roof terrace for emergency escape yes/no).
Maybe a few words about the concept first: We thought about creating basically modular units that can be easily combined/separated in one direction or another.
As for the rooms: The ground floor has a large open living/kitchen area, a bathroom, a bedroom. In addition, there is a utility room for the technology, but it is located so that both residential units can access it.
The upper floor has a kitchen, bathroom, bedroom, children’s room, living room, and a small roof terrace above the garage.
This works for us with a relatively small floor plan because we use it familiarly and communally in the current constellation. The large living/dining/kitchen area downstairs (which the upper floor does not have) is intended to be used as a common room for the family.
The attic is relevant for the child, which is why the idea comes up to plan it as a residential unit (if ultimately possible), so that privacy and autonomy are given during the training/study phase (although on a small area).
Depending on the life stage, one should be able to assemble the three modules (ground floor, upper floor, attic) for oneself. My mother lives downstairs, we initially live in the upper floor and attic. When the child is ready in a few years, they get the attic alone. If they move out, we include the attic with us again. If my mother no longer lives downstairs before that, we take over the ground floor in addition to the upper floor.
Something like that... it is supposed to offer various possibilities and adapt well if something changes.
And if we decide to move again, e.g. in old age, then it would just be a rental property that can be rented out modularly to 1-3 parties, depending on what is currently in high demand on the market.
I was also somewhat inspired by apartments in the city center, where the trend is increasingly to rent out “small spaces” to various parties instead of planning spacious apartments for one party. Since I assume that the housing shortage will become an even bigger issue in the next 30 years, I thought that this is at least a contribution and that we are quite well positioned for the future if we enable rentals to up to three parties. The location of the property is not in the city center, but relatively close to it (good connections with highway/express road and tram).
Also this: The property is a good form of retirement provision for us in the low interest rate phase, where, for example, pension insurances are not a particularly attractive way to provide for the future. So the house is not designed for us to necessarily live in it forever ourselves, but it also offers good opportunities for variable rental at a later date.
But as I said right at the beginning of this thread: The third residential unit was above all a prospective issue for me. In my head, I didn’t want to just leave the attic unused, but make it usable as best as possible.
