To be honest, I don't know exactly. The street seems reasonable to me here, but I hadn't asked about that explicitly yet.


I got the information from the town hall. I know a few people there (city administration, building authority) and they gave me the information regarding these new plots. Officially, this information will probably only be available when the plots are sold.

: Maybe I overlooked it, but I'd rather ask the question quickly again. If 30 cm for ceilings is too tight, what should I assume instead?
Such fundamental things are always good to know, no matter which direction any planning might still take me.

Will do as soon as I’m home and have access to the files. For now, I can only write ;) Sorry, I have to pass on that for now as well. Another question about insulation and the roof. During the discussion, I understood that insulating the ceiling of the upper floor (i.e., creating a cold roof) versus insulating the roof itself (i.e., the possibility of converting the attic) does not differ much in price. If that is the case, why would anyone choose the cold roof at all? I mean: No matter how disadvantageous a hip roof (or any roof, for that matter) is for conversion, if insulating the space there causes no or only minor additional cost, wouldn’t that always be better for preserving potential? Or is a cold roof so advantageous? So far, I have read that it "merely" slightly reduces heat in the upper floor. Okay, I tell myself, surely not a bad thing. But if instead I could secure 1-2 rooms in the attic for potential use later, that would somehow be worth more. Also regarding the later increase of property value, right? My assumption is that with increasing extreme weather conditions, it will be impossible to maintain a comfortable room temperature on all days without air conditioning anyway (cold roof or not).

I suspect you mean the thread 33918 that disappeared in February, where someone built a KfW40 solid wood semi-detached house with 2x2 apartments and a shared technical room together with his brother (basically a very similar concept to the "Fleischerhaus," just without an incompetent general contractor). The ceiling height can also work with 30 cm. But that depends on the construction. Only when you know the setup can you say something about it. Often, filigree ceilings are concreted, then you already have 5 cm more. Or wooden beam ceilings can also quickly become thicker. With your KfW 40, the insulation will certainly contribute significantly to the increase. With a 3 m story height, you are on the safe side. ;)
