I am interested in the exact distribution.
But we or I can also leave the slope issue aside. It does not change that we are discussing a two-family house here.

Hello.

First of all, thank you for your comments.

I will try to describe the situation a bit more and answer the questions:

1. We have 2 children (12 + 14) and currently live in my parents' house, where we renovated the upper floor ourselves; everything is fine so far. We basically have everything we need, but it is not barrier-free, with steps and stairs everywhere, but there are no ongoing loans.

Then I inherited this building plot and have already saved some money that I would like to invest in a house before inflation eats up the money.

Whether I will move in there in old age, or one of my children, or due to the children’s future professions none of us will move in, is still unknown.

Therefore, I am looking for flexible use. A larger family uses both residential units, or two smaller families live in the house.

The attic can initially be used as storage space, or later one or two rooms can be built there; I am still considering how I will execute the staircase to the attic (pull-down stairs vs. proper stairs in the stairwell).

2. I have also considered moving the garage further forward in favor of the long driveway (see picture); the driveway would then be 4m shorter. Whether I have to provide parking spaces on the driveway is still unknown, but that would work in both versions.

3. Then I also considered giving a room on the upper floor two doors so that it can be used by both residential units as needed; see sketch, I edited the picture myself accordingly.

4. Since the plot is narrower in the front than in the back, I pushed the house and garage back, also because of the garden on the south side.

Since there is no urgent need, it is difficult to know exactly how it should be.

However, I definitely want the first residential unit to have everything on one level. Then the basement or a second floor will be added, and I expect better use from the second floor at probably the same costs.

With this specification, you can only build something that is neither fish nor fowl. You have a hammer (the plot) and now only see the nail to build something there. Money can also be invested elsewhere. Or you get down to business and build a house only for rental, if that pays off in the area. Your children will probably not live in the house for more than 5 years. In your early 40s, a few stairs may sometimes be annoying, but not a reason to build another house.

is right. This way it will be neither fish nor fowl. You have to decide between a two-family house or a single-family house. At the moment, you have a suboptimal two-family house that might be used as a single-family house with teenage offspring, but only with many compromises.

You would first have to think about whether you want to build for yourself or for others (investment property), and then plan accordingly. Of course, you can also build an accessible apartment and use it for yourself later. But two apartments are not enough for two families. Even for a large family, the design shows a very big barrier, namely the staircase with the separation of rooms. If there is no emergency with you and currently no need for accessibility, then an investment property with two apartments, where indeed two small families or you later can live barrier-free downstairs, might be the solution. But then without a common room where one party can reach the other. Provided there is demand for apartments with you and there are potential tenants from a planning perspective.
