Not only that. Not only sensible, but IMHO absolutely necessary is that everyone creates a list of their wishes and demands, categorized as "Must-Have," "Nice-To-Have," and "No-Go," and then they sit down together to find out whether there can be any solution at all and how much willingness to compromise exists. And then you have to find a planner who will implement the result in a way that is also approvable, which again requires a high degree of willingness to compromise. Without information, no help. And if your building partner comes with their ideas piecemeal as it appears here, it’s time to look for a new building partner.

On my side of the property, a garage and a parking space are proposed for the neighbor ops: We discussed this and regarding the house we have a kind of agreement. The biggest challenge is to divide the property fairly, as a preliminary portion of the property must be part of the purchase contract. For me, the most important things are: 1. to be able to build at least 150 sqm 2. to build 1 garage and 1 parking space 3. to have as much south side as possible 4. the corner side was also to our liking, but I can make compromises here. 5. as few things as possible shared with the neighbor. The problem stems from the building envelope, which does not allow a straight-line division.

I can certainly suggest this, but I am not sure if the construction partner will accept it.

I don't know what you mean by that. You don't have to buy my proposal nor marry your construction partner. You both should sit down together and go through all options. Anyone who acts like a crybaby here or makes demands that are not feasible can then leave the room.
