Looks reasonable. Is there access from Wester? Because otherwise the left garage would need a massive driveway. Is the plot level? Does the development plan allow for the construction of semi-detached houses?

Duplex house is possible, of course. But everything will be a bit tight. I would refrain from an actual division. It only costs and hardly brings any benefit.

That depends on the requirements of the OP and their building partner, which we unfortunately do not know. I would not. It brings me income. It does for me. Whether it benefits the OP depends on their desire for independence. I prefer maximum independence, which is of course already limited in a semi-detached house. Now, depending on the development plan, there are many levels of dependence. One could make a shared access, shared parking spaces, or the mentioned division according to WEG. To better assess, many pieces of information are missing: - from when is the development plan (site coverage ratio, floor space ratio, and ancillary facilities) - what else does it specify (ancillary facilities, heights) - exact terrain heights - what is important to the OP (priority list) Here is a suggestion based on the preferences revealed so far (equality and maximum south garden): [ATTACH alt="Lageplan.png" type="full"]51589[/ATTACH] Since the site coverage ratio and floor space ratio are relative figures, the possible structural utilization of the plots naturally depends on the plot size. Fairness can therefore only be achieved if not only the building area is divided centrally but also the subplots are equal in area.
