However, joint ownership in shares entails significant problems and other risks as far as I am informed, and theoretically one could not force either party to a subsequent division. Furthermore, I do not want to be jointly liable with a stranger for even one day.

You bind yourself then to argue. Separation for married people is also more difficult than for those only in a [Liierten]-status. You are running to ruin...

So I already buy tickets and popcorn to watch the quarrels during the construction; this could be a worthy successor to the 'Maschendrahtzaun'.

I believe in the goodness of people and maybe my construction partner thinks I am a useful idiot or not, but what I have learned from this post last week gives me the confidence that I can enforce a solution that is fair. Let’s see what comes out of our discussion. From my side, it is no longer negotiable to have a clear allocation plan in the purchase contract. This basically leaves only 2 options (assuming an equal division of the land). One from the seller #14 and one from #36. I will update you on Sunday.

As promised, I am bringing you the update on this topic; my building partner and I have finally reached a consensus.

The attachment shows how the property is divided. This allows my building partner to build as large as possible while I do not have any major disadvantages.

The other agreements will also be included in the purchase contract:
- Easement. My building partner grants us the rights to use the pedestrian, driving, and utility rights.
- Both parties will share the costs for the shared path equally.
- Equal sharing of the costs for removing the plants and trees around the entire property.
- Mutual coordination obligation regarding the planning of the semi-detached house.

Do you see any problem?

Thank you in advance

Best regards

Had the floor area ratio issue already been clarified, to what extent the driveway falls under it?
