The question was meant seriously. Dimensions help more than m2.

If a simple staircase should keep my children from being dry, then there are far greater problems behind it. And nothing stops them, up to a certain age, from using the toilet at mom & dad’s. In the end, the appreciation of loving parents towards their children consists of far more than the question of whether a toilet is three steps closer. And my "I didn’t have that as a child either" should in no way diminish – it was simply a personal experience. And regarding disrespectful: I find it unfortunate that city villas are portrayed so negatively here and terms like ‘carcinomas’ are used. In my opinion, such statements do not promote constructive exchange and do not contribute to respectful coexistence.

I find the accusation of lying more disrespectful than my simple comparison with my childhood ;)

Anyway, to put an end to it: the floor plans served to clarify the question of what kind of bay windows these are, not to discuss or evaluate them.

The answer as well. The dimensions are 20m width at the front, 20.07m width at the back, 44.19m depth on the left, and 42.60m depth on the right.

I cannot see any "luxury" in making only the guest bathroom (with a child-width shower) available to the child. To me, that sounds like the masterstroke of a Sagrotan fairy who is horrified by such dirty little creatures. Or is it a visiting child from the first marriage with the hated ex? - then one can also forgo visitation rights.

If you read the shown floor plans as "proof" that the conceived idea works perfectly, then you still have much to learn (and you should definitely—without these drawings!—go to an independent architect). A house manufacturer draftsman will coldly make presentations and detailed drawings for you that further nurture the illusion that it works perfectly. Shaking you awake from this dream, as long as it can still be stopped favorably, is certainly no malice.

That I call the marketing concept "substitute villa" by its proper name is not a disparagement of those who buy into it, but an "accusation" of the sellers of this illusion. As long as it does not happen in my neighborhood, everyone is welcome to even explicitly choose the flavor "Tuscany Bauhaus alpine in Swedish red."

Now you can decide, garage in the north or in the south.

I didn’t say that. But the principle of brainstorming and free expression of opinion also applies in a forum. What is your problem if someone here tells you in their own words that they don’t like it?
I could point out 20 mistakes in your draft besides the single caught bathroom, but apparently that just bounces off you, yet you remember the choice of the bay window word...

It is not a lie when I tell you that the architect of your house provider probably won’t reveal the secrets to you. The architect of a house provider works for the house building company. Your contact person will be the sales representative of the company. Or you are assigned an advisor. Since the credo "the customer is king" still applies, the architect will draw everything for you exactly as you want it. With all planning and conceptual errors. Because they don’t want angry customers, but instead pamper them by praising the draft created by the layman and also using it. The less work the company and the architect have to invest, the better.
The building inquiry goes through, great, step 2 is the building application. So building can happen quickly, but without critical scrutiny.

Privacy then means that the children have to go to the toilet through the entrance area, about 3.5 meters away from the street, and probably come back naked after showering.
That’s on the subject of land use according to Par 34 ;)
But I don’t want to upset you.
