As I said, the floor plan was neither up for discussion nor evaluation here. There is no need for a dogmatic hero to wake someone up from the idea. It was about clarifying the bay windows. Besides: the term "Anstattvilla" is a subjective judgment, in this context a negative one. Of course, one can convince oneself of this, but with the references from the Insta link, I wouldn’t stick my neck out too far either.

But again: the floor plan was neither up for discussion nor evaluation here, so shall we just leave it at that?

I just see a big difference between brainstorming and someone disliking city villas and badmouthing the concept – purely out of personal aversion. I didn’t come here and ask: ‘Guys, please tell me which houses you find beautiful.’ The actual subject is at the beginning of the thread. That it went in another direction is due to subjective deprecating comments that nobody needed or asked for. Of course everyone can express their opinion, but if it doesn’t really contribute to the subject – does it really have to be brought up anyway? Or is there simply sometimes the urge here to force everyone one’s own point of view?

And on the topic of privacy, there are some nice options, from shutters and pleated blinds to PDLC film.

But the floor plan, the associated plot of land, the building regulations, and the fundamental requirements ultimately form a UNIT and cannot be considered individually. You should think about many things regarding the floor plan. To name just a few: The area itself is spacious but starts out cramped right next to the entrance with the stairs. The bedroom is not cosy... as everything always happens past the bed, the way to the bathroom, the way to the closet area, even entering the room is practically next to the headboard. The washbasin in the great master bathroom is hidden in the dark corner. An incredibly large number of useless spaces are created, which actually have more of a corridor character than making rooms spacious.

Then read #14 again. Maybe something different came across to you – purely subjective – namely that a city villa is not a smart choice on this plot, which a second user also says. Honestly, you can overestimate a lot, you can also ignore a lot, withhold the truth, or keep something secret. You have to know how to use a forum, whether you let the negative sides weigh heavily or just tune them out, possibly just smile sometimes or not take something seriously. Ultimately, the term substitute villa could also come from me in this thread. Here in Hamburg, they still exist, the chic villas, but also near Berlin, my family had a wonderful city villa in Woltersdorf. Somehow it must trigger a certain group of people when you talk about city villas. Maybe the "city villa" is a sign of special wealth, with columns in front of the house then an extra class, they think. The city villas, which nowadays are built completely without shine, have nothing in common with a city villa. They are mostly so stripped down and with windows counted that they are optically now the cheapest eyesore of all houses. Substitute villa, I think, a nice play on words. Yes, that’s just how it is if you look at the market. Whether that applies to your city villa, we cannot know. But more than every second mentioned and planned city villa here is only built because it triggers, although the house form does nothing for the plot. On the contrary. This is a house-building forum where some have acquired knowledge over decades, so somewhere here and there a biting way of presenting is to be found. And honestly – it’s also the wrong house form for this plot ;)

Oh, what a pity.. ciao. Now that it’s getting interesting and I’m getting your messages about this post .. spending the time patiently cleaning up the little puddles their kids made because they didn’t manage the stairs. With teenage children, it gets even more exciting – they and their friends then collect their urgent needs in juice bottles. It has all happened before ;)
