I think the forum has answered your question as well as possible. Immediately adjacent is exactly next door and not 100 meters further. However, the final decision lies with the authority. It is wise to possibly make a building inquiry in advance. Because how your offices operate cannot be said by us. One might argue that municipalities can be glad that someone settles there, that builders should not be hindered, etc. Builders are often very creative in their arguments when it comes to their own building project.
I had asked about the architect.
We are currently still waiting for answers from him.
I think, after this answer, there is (still) none.
The floor plan is not from the architect but created by myself with Cedreo.
This objection is also not necessary. You can tell when exterior walls are only about 24cm thick, doors open outward, or the only bathroom on the upper floor is accessible only through a bedroom. For floor plan discussions, however, we have a separate subforum here with a questionnaire so that the forum also knows what the needs of the builders are in order to be constructive. Personally, I don't care what kind of house someone builds. I can only advise.
What still fits the topic: if a house is poorly positioned on a plot so that you basically no longer notice whether you have 20 or 25 meters of garden depth because it simply doesn't matter, but you constantly get annoyed about “the front” because, for example, you don't know where the trailer for green waste can be parked, the garbage bins have no place, or pedestrians walk too close to the toilet, then it is usually too late.
In this case, there is also the orientation to the sun: the best location in summer for an evening terrace is the west. In winter, it is the south-facing windows that stir up the happiness hormones inside. So it does no harm to also think about this. Even if suddenly the neighbor places his garage or trash on the boundary 3 meters away from his living room window, as you also plan to do.
