I really like the floor plan. I would omit the door to the kitchen in the same way; I can't see any added value, rather a disadvantage due to higher costs. In our case, even the door to the pantry is usually open. As it is here, door against door, in my opinion it doesn't work well, but if necessary the door can be added without problems later. I don't like the bathroom on the upper floor as it is; I think more detailed planning is needed there; with 12 sqm you can design nice bathrooms. I am still a bit attached to the two doors to the children's rooms because I don't like "running into" something when opening the door, so I always like to have the door about 60 cm away from the wall, also because then you can furnish more cleverly or change more when the children grow older and want to rearrange. But these are just minor details; otherwise, as I said, I really like it.

So I consider the 500 including incidental construction costs to be tight for the expansion standard.

Personally, I would find the 3x15sqm hallway (included) vestibule very unfortunate - as well as the fact that you always have to walk diagonally through the whole house to change floors.

But technology: Are you really sacrificing an entire room for the pellets? What speaks against gas or even a heat pump? Then the room could be used sensibly.

Earthworks, connections to the house, water, wastewater, gutters and surface water drainage, construction power, insurance, crane site, road closure, waste, etc.

Good that a little buffer is set aside. Although I hope to manage with the 500 - as said - favors and own work will be added on top and the craftsmen in the Upper Palatinate are nowhere near as expensive as what I heard from Upper Bavaria.

Regarding technology: I accept the 8/9 sqm. I won’t be a fan of heat pumps. Especially in winter I have already heard of some problems. Gas is out of the question for me, since the price increases for fossil fuels are unpredictable for the next 25 years. On the other hand, wood prices will remain at a low level & it’s also not bad for the environment, since there will be enough bark beetle/fallen wood due to climatic changes in the coming decades and it will be there anyway. And the 35% subsidy exists just like for the heat pump (which should normally still apply in 2021).


Good, then I have already considered most of that.
