So - the plan is now complete.
A window in the stairwell, a window behind the wardrobe have been added, and additionally, all windows on the south side are now floor-to-ceiling. The roof overhang has also been shortened to 2.5m. Thus, there is now considerably more light in the house.
The kitchen has also been designed as a continuous space.

Thank you for your help. Especially with the lighting aspects, I probably would have messed up quite a bit.

Best regards,

Is the whole thing feasible for 600k including landscaping and furnishing? That means 520k for the house + 30k landscaping + 50k furnishing? How do you estimate the whole thing price-wise?

Please upload the current plan so it can be better assessed.

Are you sticking with the 170sqm mentioned in the title? Somehow, I had more sqm in mind based on the plan. With 520k for 170sqm you can manage, but it could be tight. That would be calculated too narrowly for me. In the end, we were at about 3,600/sqm.

I see the 50k for furnishings as more critical. A large part will be swallowed up by the kitchen, then lighting, which is also not cheap, and then we don’t know what else you still need new and what not.

Garden for 30,000? For over 800sqm? Probably not. Does the terrace roof count as part of the house or garden design? Then definitely not. But even so: 800sqm is a lot and even if the plot is completely flat, that will be tight. Or you do a lot yourself and leave, for example, part of the plot natural.

Overall: if only 600k are really available, the whole thing will be tight. Then consider what can maybe be postponed into the future or where you can cut back.

I'll upload the plan later when I'm home. And yes, 170m2

Electrical work and floors are entirely DIY (except tiles).
The garden will be mostly done by ourselves, just like the paving in the yard.

Not much has changed. Mainly in the area of the windows - but they are not the decisive factor now.

Well, there is quite a difference between a normal window with BH and an SHT...

I would reconsider the pantry door once more. As I said, if you come now with the purchase, it will be a hassle and - also already noticed: the door to the kitchen will mostly be open, I would completely do without it (then the way to the pantry is not blocked either)
