150 Euro / sqm development costs = realistic or usury?

?? How can you overlook a 15K invoice? :/


I don’t understand the logic?! Whether a company digs a hole in the ground and lays pipes and cables, it should cost the same in northern Munich as in Landshut, Nuremberg, Bayreuth or anywhere else (just to stay in Bavaria)? I’m not paying for the land (location, location, location) but for a service!

My boss, who is currently building and whose house is only about 40 km from us, reportedly paid about €5,000 in development costs. His property is also on a slope, which I can imagine might be more expensive in itself than digging on a flat meadow.

In the presentation from the municipality at the information event, it was said “Development costs are to be paid separately.”

By the way (I would have liked to insert the link to the internal thread), the parcels (status 03/11/21) are allocated exclusively on a leasehold basis. So yes... first the allocation process has to take place. Then you have to get the contract, then we have to really think deeply about whether we really want to do this (link not here :) ), and then you should take a closer look at the topic of “development costs.” But I can already see, it was good to take out legal expenses insurance :)

He means he overlooked upon purchase that there would still be a bill for the street...


from workers who live in a more expensive area (costs).
In addition, the purchasing power of clients in such areas is probably simply higher (demand).

Most legal protection insurances, however, exclude a lot (almost everything) that concerns construction law. ;)

There are a few construction legal expenses insurances (I have one). However, their usefulness can still be questioned...

I have at least used it already and, not entirely my wish, but at least got certainty. So far only advice...

There are certainly even more desperate people with even more money behind them and the blind willingness to pay any price. But that is exactly why I will keep a low profile with the municipality here. You can wake the dogs later as well. It is not about complaining but about playing "fair". You do say that everything is already correct as it is, but then why do you read on all sorts of sites that said costs usually should only be around €15,000. My boss also had to pay significantly less here.

So, who could prove that the contractors for the development simply fooled the municipality (which does not care because it passes the costs on to the buyers anyway) and that I am then faced with excessive costs that actually shouldn’t be like that?


Can you please explain that in more detail? What is RRB? And what kind of unsold parcels? I pay for work and not for land?
