And of course, development in Munich is more expensive than elsewhere. They also pay completely different wages there. This even affects material costs through allocation, as storage costs are also much higher. It's a domino effect.

Normally based on the project volume. If you do it smart, then without land costs. I pay 700 EUR per year, for 5 years, so 3,500. Yes, you have to consider whether it is worth it. You could certainly just hold back the same amount. Only for advice, that would probably be enough, but if it ever comes to any proceedings or you need an expert, it can quickly cost much more. The problem is if you get contractors who have no problem just closing the business and starting over, but you can possibly research that beforehand (How long has the company existed..., etc.)

Have you ever heard of supply and demand? The construction companies' order books are full. Anyone who wants to build right now pays any price. That also applies to the utility providers. The municipalities that want to provide building land have to bite the bullet today. That initially costs the municipality nothing. The exorbitant land prices including development are paid by you. That is then an offer. You can accept it or not. Your free choice.

Why are all properties so damn expensive only in Munich?

That is wrong. You reimburse the municipality for the advanced development costs. These are simply shockingly low in Munich as a percentage compared to the rural municipalities. There, the land acquisition costs are at 10%, so in MUC they are 90% or more.



I would be more upset about the 1350 euros than the 150 euros.

Because this generally refers to the connection to the sewer and the like. But with you, an entire development area is being developed. It's not just a connection to the sewer; roads are being built, parking bays, sidewalks, street lighting, underground flora paper containers, compensation areas are created, and so on. All of this goes far beyond the usual "small" development with "just connecting to the sewer and power grid." Haven't you followed the press in recent years when residents have to pay €30,000, €50,000, or more just for a new road?

I prefer a fixed price now rather than an arbitrary bill in the future
