With bay window into the setback areas - permitted in this case?

Hello,

since the budget for the basement is probably not sufficient, I am currently trying to adjust the floor plan accordingly. My question now is whether this is permissible:

It concerns the bay window that I have moved towards the street and the neighbor.
Does the design comply with the state building code for Baden-Württemberg?

    [*]House wall with 2.5m distance to the property boundary
    [*]Bay window is 2.0m from the property boundary and 5m wide, protrudes only 0.5m (see state building code §5 (6))

In addition, the development plan specifies the following:
The buildable property areas defined by front and rear building boundaries may exceptionally be exceeded by max. 1.50m towards the street and garden side.
However, this only applies to subordinate building parts such as balconies, staircases, bay windows, conservatories, etc.
The total width of the projecting building parts must not exceed 1/3 of the building width.

The building has a width of 11.5m. So the fact that the bay window protrudes 1.5m towards the street with a width of 3.5m seems permissible to me.

What do you think about the bay window? Legal or illegal?

Of course, I am also happy to receive opinions on the ground floor plan.

In NRW this would only be possible with a relinquishment easement because the building boundary is exceeded at the front. On the side, the boundary distance is undershot at a depth of 5m, but the house depth is <15m if the drawing is to scale, therefore the projection is greater than 1/3 of the building depth. I therefore do not believe that this works exactly like that, but it can work with slight changes/additions. For the building application you need an architect anyway who knows these issues and plans the house accordingly, so I would only take your considerations as a rough preliminary plan. The exceeding of the front building line (shown in the picture below) is explicitly regulated in the development plan, allowed up to a width of 1/3 of the house. On the left side, it is regulated by the Landesbauordnung Baden-Württemberg, I thought. Bay windows up to 5m wide are not taken into account if they are at least 2m away from the neighbor.

Yes, I am going to see an architect about this. I just want to know the limits of what is allowed in advance.

You will get no absolution from me, but nonetheless I would swap Lage Hauswirtschaftsraum and AZ

So you think it is not allowed? What exactly, sliding to the neighbor or sliding to the street? Or only both in combination not?

Why swap? So that the AZ is oriented to the south?
Actually, I mirrored the entire house so that you don't have to walk from the parking space around the bay window to the entrance. I think the light incidence in the living area is also okay this way.

By the way, it is a corner plot (right side), so the garage should remain there as a privacy screen for the terrace.

The LABO only regulates what is not described in detail. In other words, if your development plan clearly states rules, you won't get far with the LABO. It says there: Only permitted facing the street / garden. Then it will not be approved towards the neighbor.
