Which provider for KFW 70 / house construction for €250,000?

Is it possible to take the written contract (i.e. costs and service description) with you before signing and have it reviewed by someone independent? (Is this common? I would rather not buy a pig in a poke) x.x. From what it sounded like, a signature should more or less take place at the second appointment, which, to be honest, discourages me quite a bit.

At Massa Haus it is apparently really as you described (signature at the second appointment; no release of documents before signing). We then ended contact with Massa Haus (after the first appointment).

This is not common, there are many other construction companies where it is different.

I would definitely not do that. Take enough time and, if necessary, get independent advice beforehand, e.g. from the Bauherren-Schutzbund, Verband Privater Bauherren or similar.

When I consider that we were in discussions with our GÜ for over a year (around 12 - 15 appointments), made further changes to the contract documents after reviewing the documents, and only signed 1 month before the start of construction (by then the house was completely calculated and planned and the building permit was already available), I would generally say: Anyone who wants a signature at the 2nd appointment and does not allow prior review of the documents should be viewed very critically. My opinion - but maybe my provider is the famous exception here. All others I spoke to beforehand would have wanted the signature before the start of planning (but not at the 2nd appointment). PS: My provider does not build in your area.

So we inquired with 8 or 9 providers. All of them sent us an offer including a construction performance description and additional information. Two of them even brought their independent architect to the discussions, who then directly created a draft afterwards. We decided on one of them, but we only signed when we had to slowly finalize our schedule. Because the prefabricated house provider naturally says that they can only include us in the production schedule once they have a signature. But before I have all the information, I won’t sign anything in such a case.

After all, it’s not exactly a doghouse being built here; it’s about mid six-figure amounts ...

I would never sign at the second appointment. Some providers are reluctant to give out the [Bauleistungsbeschreibung] – for us, that was a dealbreaker because we wanted to know what we would get in the end. We saw the sellers at least three times, some even more – especially those who were in the final selection. I would not let myself be pressured with a contract of this magnitude. Our saleswoman said she would only enter price negotiations when she was sure that we would buy from her. In the end, we had the final price two days before the contract was signed. Since she is an architect, we also finalized the floor plan before signing the contract. We could have made changes, but we did not want to, as the floor plan was developed together. As Uwe says, this is about a lot of money.
