Which plot to choose in the new development area? Pros/Cons

So you want an extra sunny terrace so that you can then put a sun-proof roof over it again ;). Don't underestimate the temperatures in summer and VERY IMPORTANT the sun protection for the house. South side and then the shutters down during the day means little light in the living room.

That happens more on paper than in reality. 2-3 degrees is conceivable.

All plots and orientations provide brightness. Protection from prying eyes, none of the plots. Especially not in summer.
Question in this regard: Is your area known for voyeurism or why are you so focused on the views?

Theoretically yes. In practice, however, probably something different. Better to use "real" different orientations.

I would choose a plot of land that gives you the possibility to maybe add another terrace later on.

I am also an absolute sun lover and we currently have a south-facing terrace. In the new build, we placed the terrace to the west because the south terrace is almost unbearable during the day in summer. Even under the terrace roof with an awning. Sometimes it is even worse there because heat gets trapped even though our roof is open on the sides.

When home office was introduced for us due to Corona, I also had the sweet idea of being able to work outside. I lasted 15 minutes, after that either the laptop or I would have died :D :D

Thank you for the answers, I didn’t realize it gets so hot on the south side. Then we’ll talk again about the west terrace :-)

May I ask what is meant by [Sonnenschutz fürs Haus]?

No, it is not a [Spannerregion] :D But we looked at one house where you could really see from the living room 3 meters over into the next house, I just didn’t like that at all... 1. Privacy 2. Darkness because of the house right next door.

Just ask the environmental department of your city. In midsummer, yes. But then it’s not cold in the west either. From about 4 to 5 p.m., the day reaches its highest heat. Then it’s good to have an alternative or proper shading. But you must not forget the advantages of a south-facing terrace. In spring and autumn, people like to sit outside longer. We also have a south-facing terrace where we like to sit while those on shaded terraces have already moved inside. Additionally, we have a pavilion with shading under the trees for the hot days. This bat thing would magically attract me. That’s why this would be my favorite:

It will only be on a few days. We also have a covered south terrace and it is probably unusable on 10 to 15 days a year. After all, we don’t live in southern countries where it is warm for months. In Germany, people look forward to every sunny day. We have far more days here where we enjoy the sun than days when we avoid it. In the entire spring and autumn, people appreciate a lot of light and warmth. Here it is always acted as if the few real summer days in Germany should be decisive for the construction.

If Melinaaa (sounds like a woman) has a wife, then the neighbors just look - not only in London, but now also in Dortmund North ;-) My initial remark has apparently still not been properly noticed: without information from the development plan (what is shown here is probably rather an overview map of property offers, with the focus of information being completely different), well-founded recommendations are only very limitedly possible here.
