Which plot to choose in the new development area? Pros/Cons

Without a development plan, difficult.

WA3:
Beautiful west orientation (personally much preferable to me). The south side is present, though not as deep now. I don’t know how much thought you’ve given to the position of the sun, sunlight, and light. In the south, the sun is known to be at its highest. Apart from the two months +/- around the winter solstice, the sun is very high in the south. In mid-summer, it is clearly above 45 degrees. This means that a building 8m high does not even cast 8m of shadow. A clear view to the west and east sides is worth its weight in gold. All personal taste, of course. WA3 would have the trees on the [OON] side, and in the early morning hours there is then shadow cast. However, throughout the rest of the day there is beautiful light, especially a depth towards the west side.

WA1 is therefore also very cool.

How important light/sun/heat is varies greatly from person to person, so no definitive statements can be made about it. For example, it is extremely important to me that in winter real sunshine comes into the living spaces and not just light.

In my opinion, the terrace issue remains unaffected by this. If the property allows it in any way, it always comes down to several terraces or seating areas. Depending on the weather, you may want to have breakfast in the sun or not. By the way, I strongly advocate only firmly establishing the terraces after living in the house for a year. Then you realize where you really like to sit. This can differ greatly from the theoretical preliminary considerations.

I would rather not agree with that, because then the terrace doors are missing or are in the wrong place. ;)

I think the 1,021 sqm plot to the left of 4 is great.

Little street frontage and traffic, both neighbors facing north, plenty of space to the west and south, and a nicely tucked-away edge location for a new development area. Provided, of course, that there are fields or similar to the south.

if it is not limited to just the 4 plots, then I would take the plot to the left of number 3. So the 946 sqm one. A beautiful northwest terrace with a view of the garden. The neighbors to the north will surely want the garden on the south side and will block the south side in summer. From the NW terrace, you can overlook the garden all day long. The blinds can stay up and you enjoy the view of the garden with lots of sunlight. Depending on the height and roof shape of the house, the shadow cast in the garden is rather small, the sun is high enough.

… quite strange that nowadays you still get to choose a plot. Good luck with the application and the subsequent lottery.

What is curious about being allowed to express your preference? That does not mean that you will actually get a particular plot of land. I find it rather curious that the scarcity of plots has progressed so far that you have to go through an application process with a points system just to buy a plot of land.
