Thanks to my late shift during Corona still in the flow :)
What stuck this noon: Beautiful plot of land. This evening it got a bit trickier: Slope! Slope in the wrong direction! Budget misdiagnosis! Desired children 4! :eek:
I see a small compact gable roof house: Basement with light well to the SE, there utility room, freezer and parents’ area.
Ground floor: Standard
Upper floor: 3-4 rooms plus bathroom. Children with parents who later move downstairs and thus detach from the children. For that, space for more children.
Garage plus carport with drive-through option to the hobby shed (realizable later)
Costs:
300,000€ for 140 sqm living space on the ground and upper floors
110,000€ for the basement
Slope stabilization and light well: others know better about that, I’ll just calculate 40,000€
Totals: 450,000
Plus photovoltaic and other extra stuff 50,000
Plus painting/flooring in EL 30,000
Plus garage and carport 15,000
Plus paving 20,000
Shed later
Totals:
570,000
I see the house position very much dependent on the terrain, so mediated. The rest then has to result and adjust accordingly.
I don’t see a parking space as a second access to the plot. Usually, you get the 5-meter driveway, and nothing more. I also don’t see facilities on the boundary building line by the street. Budget-wise, the driveway should be as short as possible, the house built towards the standard.
Still a nice plot :)

thanks for the night work and your sketch, we like it at first glance :) I’ll immediately add it as variant D to my nice planning, this is how haydee basically meant it, right?

I hadn’t considered the slope or the budget like that, but with your help I can now enter the next planning phase (budget, architect search/planning) well prepared.

What we like about your plan:
- the short driveway
- the short path from garage/carport to the house entrance
- the light well, so there is also (a lot of) light in the basement
- the drive-through option to be able to bring larger things to the workshop

would be a compromise for us:
- garden in the south/west smaller than in the other variants (possible shading from later neighboring buildings)
- “only” one garage and one carport, but with a view to the back

all in all you quickly end up at 600,000 and I thought we’d save that much by owning the land ourselves :)

That's exactly how I thought it. Only the floor area should be larger. It will probably be too tight for 6 people. Then more own contribution. I assume 2,000 euros per sqm. The basement won't be cheaper because of living space quality + incidental construction costs, don't forget earthworks + garage, carport, workshop + outdoor facilities - own contribution The latter seems to have potential. Call your buddies, the [TSV], the [fire department], the [shooting club]. Please remember whoever helps you, you must also help.

Just as an idea for the terrace positioning. Try searching the topic of the sun’s path and look at your property. I could also imagine the terrace around the corner of the house to the west. In summer, the sun sets northwest. That would also be, if I understood the plan correctly, the highest point on the site.

4 children's rooms on one level should be enough. There is no granny flat. That's how I thought about it: looking out over the meadows in the evening ;)

I would modify plan D slightly, if the legal situation permits: Workshop at the top of the plan on the property boundary to the uncle, connect the garage directly to the workshop on the left side of the plan. Then you can also bring tools and materials from the garage directly into the workshop. Then shift the house a bit to the left and top of the plan and connect it directly to the carport and workshop.
