I asked because you act as if you have swallowed wisdom with a spoon.
If a professional tells you 30,000 additional costs, then you can believe that. These are empirical values! Whether it ends up being 25 or 35 depends on the location and your wishes.
For example, your house is 40m away from the nearest sewer/power or whatever, then the costs are significantly higher than the average, which is probably around 10m.
To give another example: hillside location. The house probably costs the same whether it is flat or on a hill, but the additional costs will be higher.
Since no one knows your exact wishes, only approximate answers are possible, and 30k additional costs simply fit without calculating every single detail for you.
