This year I would like to build my first house. Currently, we already have a family home from a family transfer. However, it is somewhat older and has many defects despite extensive renovation. Due to the fact that I am still relatively young (mid-30s) and energy prices keep rising, I want to live independently and energy-efficiently. I would like a wooden house from the company "Thule-Blockhaus." At the moment I am gathering information about the individual prices so that I can inform the bank about the amount of financing. So far it looks like this:
- House kit (140 sqm, KFW55 standard): €130,000 (+ €30,000 for assembly)
- Building services (new electrical installation, heat pump heating): approx. €30,000
- Small sewage treatment plant: €8,500 incl. infiltration
- Land purchase price (1,100 sqm): €23,000 (developed)
- Concrete slab incl. earthworks: approx. €25,000
So far that makes €246,500! My budget limit is €300,000! Now I am still missing the costs for the notary, land register entries and possible insurances and small items. I am from Lower Saxony, the real estate transfer tax here is 5%. Does this only apply to the €130,000 for the kit or also to the €30,000 for assembly? Because according to the offer this is billed separately or is an optional extra.

Here are some trades you are completely underestimating:
Ancillary construction costs:
- Soil investigation €1,500
- Surveying €2,000
- Development: Electrical €4,000 / Water €5,000 / Telecom €1,000
- Heat pump with underfloor heating approx. €33,000
- Sanitary rough installation approx. €11,000
- Heat pump = ventilation system = costs of at least €8,000 (decentralized) / €14,000 (centralized)
- Electrical work without extras at least €21,000
- Concrete slab €15,000 - €20,000
- Earthworks and disposal and procurement €15,000
- Kitchen from kitchen builder €12,500 upwards
- Floor parquet / vinyl: €70 per m² including laying at an "okay" standard
- Tiler - very, very expensive at the moment - pure tile laying in non-wet rooms including skirting approx. €80 per m²
- Tiles in wet rooms with walk-in shower and splash protection in front of fittings and bathtub €250 per m² here (The tiles are not expensive, waterproofing makes the price)
You have roughly underestimated by at least €100,000. On top of that you can add 10 percent of the construction sum for unforeseen expenses and especially upgrades!
The above gross prices correspond largely to our orders, which were often the cheaper ones regionally.
You really forget many details with your bathrooms, especially some reasonably nice amateurs cost – even at Ikea – €1,200 per bathroom.
