What are the approximate total costs of a simple house?

I would be cautious there. A quote offers little security, you have to sign contracts! For example, we got a quote for our windows in December, and in January it was 5% more expensive because they raised the prices for 2022. I suspect they will go up again soon, as the high electricity prices for production will be passed on to the customer.

My husband and I were also once interested in a wooden house but then backed off again because it is "basically" a shell house. So in my opinion, your price can definitely be right. There are shell houses starting from about 140,000 euros.


That’s of course great. We would wish for that as well.

Which company offers such cheap houses? You just can't believe the prices in the south, but if that's the case, then it's great for you!

Here are some trades you

Here are some trades you are completely underestimating:

Ancillary construction costs:
- Soil investigation €1,500
- Surveying €2,000
- Development: Electrical €4,000 / Water €5,000 / Telecom €1,000

- Heat pump with underfloor heating approx. €33,000
- Sanitary rough installation approx. €11,000
- Heat pump = ventilation system = costs of at least €8,000 (decentralized) / €14,000 (centralized)
- Electrical work without extras at least €21,000
- Concrete slab €15,000 - €20,000
- Earthworks and disposal and procurement €15,000
- Kitchen from kitchen builder €12,500 upwards
- Floor parquet / vinyl: €70 per m² including laying at an "okay" standard
- Tiler - very, very expensive at the moment - pure tile laying in non-wet rooms including skirting approx. €80 per m²
- Tiles in wet rooms with walk-in shower and splash protection in front of fittings and bathtub €250 per m² here (The tiles are not expensive, waterproofing makes the price)

You have roughly underestimated by at least €100,000. On top of that you can add 10 percent of the construction sum for unforeseen expenses and especially upgrades!

The above gross prices correspond largely to our orders, which were often the cheaper ones regionally.

You really forget many details with your bathrooms, especially some reasonably nice amateurs cost – even at Ikea – €1,200 per bathroom.

Greetings!

Thank you for your feedback. Over the past few weeks, I have naturally also made some progress and found out that prices vary greatly regionally. Therefore, here are the final quotes from the companies:

- Log house kit including roof, insulation and assembly, statics, plans etc. (€135,000)
- Land purchase (€34/sqm) €27,000 (+ soil survey, surveying, development: €8,000)
- Thermal foundation slab including underfloor heating: €23,000
- House electrics: €18,500
- Bathroom and heat pump: €25,000

The telecom line in your calculation, for example, costs only €350 for us. The water pipes up to the house cost only €1,340. All requested from the local water supplier. But: if you look in Bremen or Cologne, you easily pay 3-4 times as much there!!

I am currently in the phase "building a house is fun" and I wish you the same. :) Please feel free to keep us updated or get in touch if you are looking for different opinions or confirmation. Both are usually equally distributed here and you then choose what you like and what fits you, and the rest is discarded. :)
