What are the approximate total costs of a simple house?

It's a wooden house - outside, inside, top, bottom, walls, floors, etc. You just have to like it... And however the underfloor heating is installed then...

Our insurance policies related to house construction, taken out in February 2022 (with the exception of the house and landowner liability insurance, which we took out in 2019 when purchasing the land):

* Regarding the builder's all-risk insurance, I would like to point out the "extended subsequent liability," which in our case only cost about 60 euros. I don’t know if that is necessary; it was a requirement from our house manufacturer.

We did not look for the cheapest provider but wanted, due to our age, an employee here on site who manages all the insurances. Surely all insurances are (significantly?) cheaper elsewhere.

It would definitely be significantly cheaper. For example, our builder’s liability insurance costs 100 euros. The builder's all-risk insurance is also cheaper in a similar proportion. What is a builder’s guarantee needed for?

Well, quite sure because I get an offer from the companies. In the end, I still have to have a buffer upwards. For example, I thought that a small sewage treatment plant would cost about 12-15,000. In the end, it was only 8,500€. But with the heating system, I initially completely miscalculated...

Hey, no stress! I also initially calculated 3,000€ per sqm. In the end, it was 250€ / sqm, despite the whirlpool and sauna. Don’t let yourself be deterred. You’ll manage – the others are by no means smarter! If you just believe in it deeply and firmly, it will work out. If the woodworm invested his free time not in the forum, but in a minimum wage job, a bit more of the house would already be done.

Why do you need a builder's guarantee?

This is an exception, which I forgot to mention: We are partially paying for our new house with the money from the sale of our old house. Since this is therefore not a "normal" financing via a loan from a bank, the house manufacturer asked us for this insurance. Alternatively, our bank could have issued a certificate, but then it would have practically "blocked" the amount for us. Another alternative would have been the opening of a "special joint" account together with our house manufacturer at their bank, but the travel time (one way approx. 5 hours) was too long for us. Our personal presence would have been necessary for this.

The builder's guarantee is therefore a deposit insurance so that the manufacturer of the house really receives his money.

How do you recognize a troll and can you distinguish him from a non-troll?

Alternatively, our bank could have issued a certificate but then would have effectively "frozen" the amount for us. Another alternative would have been to open a "special joint" account together with our house manufacturer at their financial institution, but the travel time (about 5 hours one way) was too long for us. Our personal appearance would have been necessary for this.

The construction guarantee is thus a security deposit insurance so that the house manufacturer really receives their money.

Our general contractor was not interested in something like that. We also did not have to provide proof of financing. We only told him that the financing was settled and then it started.
