However, the OP is calculating with €1,600/sqm all in without land. If it were €2,000/sqm (which would already be really cheap), the house would already cost €280K in construction costs (plus incidental construction costs + land + outdoor facilities, etc.).

The offer for the house including assembly amounts to €165,000 including VAT. Included in this is only the kit, insulation, roofing, and construction. Yes, the house is basically built according to the energy standard. However, in my offer, I had the external insulation slightly increased. From 14 cm to 20 cm. The log thickness is 94mm.
