Please reconsider your quoting function. I did not write that, I would never write that and it does not make any sense anyway. Just read for yourself what you wrote yesterday, today, or even last week. We may not care, yes. But your fluctuations should not be indifferent to you.

That's how it is, since you have such bad conditions it will probably be even more...

But please not from the FB that indicates 50k€ as own contribution in the hope that the financing will be approved by the Robo-Advisor at ING. I have personally had good experiences with fee-based advisors. They earn from their service and not from the products they sell.

Then I ask you to moderate your strongly pronounced judgment and maybe not apply it where it is not appropriate and where it was not expressly requested (it belongs to good manners and a certain intelligence, at least in real life). I have received the answer to my question: yes, a variable loan makes sense if we, just like with any other project, remain consistent and trust ourselves to handle this double burden. Everything else: speculations, accusations, criticism, judgments, comparison with one's own worldviews, comparison with one's own financial situation, etc. are NOT CONSTRUCTIVE and NOT WANTED.

The post has been far too little noticed here. I am currently noticing myself how quickly costs rise already in the planning phase while you still tell yourself that you just want to build a normal house. A bit of home technology here, a few large windows there, roof slope is annoying so two full stories, that also gives the nice large attic as a cellar substitute, and suddenly all offers are just under 3000€ per sqm somewhere. And we didn’t even have the real luxury like marble, smart home in the list. Luxurious living and then wanting to build for 1700€ (see calculation from the other thread) is a stark contrast for me.

What has been little noticed here is my above-mentioned request not to make snap judgments here and to fall into self-discussion when no question was asked. Or rather, what do you know about our demands regarding the house? Smart Home was never mentioned, marble-look tiles are available in every hardware store starting at 20€. So, I don’t see who this theoretical chatter is supposed to help? I assume that our wishes/ ideas are inherently better known to us than you here ASSUME based on the superficial estimate. For example, I don’t dare to state anything about my friends whom I have known for years. Let alone about an anonymous internet user. The discussion has again slipped into a completely wrong direction!

With my question, I intended to find out whether an idea like buying the plot first then the house is even feasible. Whether variable financing over 2-3-4 years makes sense. Whether we will get the loan for the house afterwards. No one here has a crystal ball even for those questions. But I have received confirmation and now know how the next steps look.

Everything else you like to discuss here (because it just doesn’t fit into YOUR scheme) is again based on assumptions, insinuations, etc. How can anyone name any figures here fictitiously when it’s not even clear which house we can and want to build in 3-4 years, where we will be in 3 years – maybe we inherit a lot (the possibility exists but no one wants that), maybe we go bankrupt – what use is that now in this thread? It’s of no use to me.

Therefore: if anyone has personal experience with variable financing, I’m very happy to read it. There were indeed constructive hints. But I consider everything else like rummaging through a laundry basket of someone else’s dirty laundry. Sorry, but that’s how it is and it has to be said.
