And I wonder how that is possible.

You need €150k for the land and at least €400k for the house construction. That makes at least €550k loan.
If you want to have fully repaid by retirement (I roughly calculated about 30 years), then you would need about €1700/month installment.
That’s where my number comes from.
As for us, we want to be finished by age 60 at the latest and have therefore decided on €1800/month installment.

1% installment is nothing and results in a theoretical financing term of 72 years (!). At 2% you get at least around 36 years. Depending on how high the loan-to-value ratio is and how long the fixed interest period lasts, with 1% repayment you pay more interest than you actually repay. Personally, I find this very unattractive. In the financing discussion, the bank informed us that if the financing extends beyond retirement, it must be checked whether the capital service is feasible with the pension at all. I cannot judge whether this will work with your pension.

On the last pages, you were torn back and forth between the variable financing and the condominium.

If I were you, I would completely set the topic aside for the next few days, turn off thoughts about it, because you constantly get caught up in new ideas/alternatives and somehow lose sight of the essential/original.

You should think carefully again about what you really want and then either buy the property and start paying or say goodbye to it.

To discuss or at the beginning, of course, we are missing these parameters. No matter how much good and right can be argued here, if such things as multilingual daycare centers etc. are not mentioned at all, which are important to you. But such points also belong in the weighing process. Yes, there are no miracle solutions. You are not the only one who fails at that. Each of us has to weigh up and make compromises. But now you are already stepping back considerably. I can remember that saving was no problem for you in the long run. Now it reads quite differently again. You should reflect on what you want. I think you don’t even know anymore. I would say: if you don’t follow through with your goal, then it was set too high.

I don’t quite agree with that kind of attitude towards life either. There is no such thing as a goal set too high – as long as it is within the realm of possibility. Then you just look for the means to an end and ultimately achieve it. How else should you promote personal growth if you don’t take on challenges? But everyone can only speak for themselves; we have achieved all our goals in life so far, not everything at once, some took 2-3 attempts and took their time. But basically, many paths have to be pursued – you just have to be open and willing to do what is necessary. But all of that is already off-topic. We are getting advice on variable loans both from Facebook and from individual banks on this topic.
