Travel fairy, please really do this: go to a regional GU. It won’t be more expensive, you pay for all the distribution, the model home parks, the big colorful books, and the commissions of the pushy salesmen with the big ones anyway, and the one from the neighboring town doesn’t build any worse. The chance to get regional craftsmen who are still available for service later is high, the chance of getting a contractor who not only wants a signature and money, which is certain, but also satisfied customers is just as high. First of all, we bought our plot of land; before that, we had only looked around a little and thought about what we wanted. Then we went to various solid house companies (somewhat cheaper than timber prefab houses) and had them create an offer based on our own floor plan and their respective scope of work. We also mentioned our wishes (different roof tiles, higher ceilings, higher doors and front door, etc.), and then we received floor plans and a price. We then chose the house company with which we had already built once before and further refined the floor plan, receiving corrected offers repeatedly by email, which we could review calmly at home. When everything fit — after about four months — we signed a contract, to which we were not pressured. We would do it that way again, although I don't think we will build a third time.
Under no circumstances would I sign a contract without owning a plot of land, and I also wouldn't sign anything without receiving a detailed floor plan beforehand.
