we pay around 2000 euros per sqm of living space (incl. all sampling costs, such as electrical, tiles, and sanitary, for example). In addition, there are also the painting work and the floor coverings in some rooms. Your house with a cellar will certainly cost around 340000 euros, plus the ancillary building costs, the garage, the exterior facilities, floor coverings, and painting work. In total, you will certainly exceed 400000 euros, unless you leave out the cellar.

House with gable roof, energy saving ordinance and own labor should be feasible. I believe a basement would exceed the budget. Just the earthworks and disposal of excavation. You only save on labor costs with own labor. You have to buy the materials anyway. Of course, with own labor you can more easily use clearance items etc. or the cheap stuff from the hardware store. Get some quotes and see where you end up. I suspect in Munich you pay quite a bit more for the craftsman than with us. If you like, post your floor plan. Some people build cost-consciously here, e.g. Nordlys. Which doesn’t mean others show off and don’t watch costs. The cost drivers are uniform, only the prices for them are not. You can influence part of the costs yourself. For everything there are prices from xxx to xxx. If you want foil-wrapped windows, freestanding bathtub, XXL tiles, front door with automatic shoe polisher, fancy faucets etc., you are immediately losing a larger five-figure amount.

yes.... Kirchseeon is still within the SBahn catchment area...

our entire project will only cost a little more than your plot... but (among other things) that's also why we moved away from Munich and ended up in the countryside in NRW

I also don't see how you can manage with the budget including a basement, at least not if you want this or that extra. Maybe just barely with the simplest basic equipment...?

Thank you for the quick feedback.

I think we will either have to reduce our construction project or increase our budget.

What do you think about €400,000 (the outdoor area will be done by my father-in-law, a landscape gardener, and painting in EL) + furnishing budget (kitchen, new furniture, etc.). We have only planned one (prefabricated) garage.

Would that then be realistic or still too low?

: where are you building? and how high were your costs?
: how and how big did you build?

You can't seriously overturn your financing based on forum posts! Please discuss this with the architect. You may need to make adjustments once you have the tender results. The architect should also know what you can do to build more cost-effectively. Ask about that. Standard windows, white, few floor-to-ceiling, choice of roof tiles, no bay windows, no corners and angles. Choice of wall construction. Choice of interior and exterior doors. Kitchen planning so that a typical standard kitchen from the brochure fits. Etc... Consult with each other. That's his job after all. If Robson turns out to be right in the end, okay. But don't just jump on that bandwagon immediately. Karsten

Still the same:

145m² x 2000€/m² = 290,000€
Basement = 70,000€
Additional construction costs = 50,000€

I haven't even considered the rest yet.

By the way, the architect wants money too
