I also don’t think that will work. However, WilhelmRo’s calculation is not correct either. Getting rid of the basement doesn’t save 70k. Depending on the ground, maybe 50, but maybe only 40. Excluding the outdoor area with [EL] is self-deception. You have to at least include the material costs and probably also costs for equipment (excavator, vibrating plate). No one wants to live in a house completely without an outdoor area; then you end up crawling over slippery OSB boards through mud to your entrance for months or even years. I think realistically you can only save money by simply planning a bit smaller and leaving out the garage entirely. The bathroom fittings don’t sound cheap either, maybe you can save there as well. I wouldn’t do without the basement.

Many parameters are similar for us. but no one can tell you a general figure. Even €400k can be too little in MUC.

We pay all in without land in Nuremberg €417k with basement (ready to move in). 137m² living space, monolithic, 2 full floors with 22-degree gable roof, KfW55, ventilation, air-water heat pump, photovoltaic system, architect (but not all phases), a lot of window area, large living room, lots of tiles, large terrace, double carport, uneven terrain, etc. But with connections => So simply not comparable....

One thing I can tell you 1000%: without compromise it will not be €370k.

Sorry, if I have to burst your bubble, but your architect will not name a concrete sum or confirm anything until he has the offers in black and white.

What you get is a calculation of the built-up space and a value for the cbm/€. Thus, you have an estimate that is accurate to 10-20%. You won't get more without offers.

Then you can run to the bank with that.

As already mentioned, it should not be an all-inclusive price. Certain additional costs such as kitchen and furnishings have not been included in the mentioned budget.

But at least one can assume that the house construction will cost me between 400K and 500K excluding KÜCHE UND EINRICHTUNG.

Another question:
What would the costs look like for a prefabricated solid house or a general contractor/general contractor (GU/GÜ)?

You misunderstood something. The price is without kitchen, moving, lamps, furniture, fencing, lawn, plants, bushes.

But I agree with your assumption that it is between 400K€ and 500K€.

With similar standards and requirements, all variants should be priced in the same range. An architect does not necessarily have to be more expensive. Especially not for uncomplicated buildings.

I can also give you a tip. Have a soil survey done if you are building with a basement. Then you will already know if the excavation material is suitable for backfilling and you can include the report in the price negotiations with the earthworks contractor. Regards
