The floor plan should be it; what do you say?

So here I have to strongly disagree! The comments on the utility room were great and we immediately tried to implement them (see changed floor plan with utility room and T room). Furthermore, in my presentation I am only trying to show why something is the way it is or what we were thinking, thus giving these matters a background (which others cannot know). 8 Which door is meant?

Laundry chute: well, I’m not exactly sure what’s on the wall to the garage in the utility room, but I would put the laundry chute in the corner of the dressing room and sacrifice a section of the closet for it. If I’m seeing it correctly (the floors are not stacked), the laundry should then end up in the corner of the utility room by the garage. Whatever else is lying around there would just have to go into another corner. Then the girls will run into the dressing room, but not straight into the bedroom. They’ll probably run in there anyway if their mom keeps stealing their bras.

As for the bathroom, I see that more selfishly as well. The girls all have their own big room and share a small bathroom. That would be complaining at the highest level, if you ask me. Still, since they’re girls, I would consider squeezing in a shower downstairs. The fuss if one of them is too slow could disturb the peace in my big bathroom.

The north/south orientation is of course not so nice. You would almost have to start from scratch. I would definitely try not to place the terrace facing north. But if that’s how you want it, then it’s not worth the effort to think about it.

Do yourself a favor and commission an architect you trust for the design planning; the current draft is dreadful. Messing up 250 sqm like that—you won't be happy with it in everyday life. Besides, you don’t have to conjure up a design yourself; architects have learned this and are happy to assist you.

Given the construction sum that the building project will require, an additional TEUR 4-5 for an architect is not significant; in the end, it brings quality of life.

If I were building such a big house, I would also have someone plan a bit for me. But I don’t find it horrible again. Why exactly is it so horrible? I think you need to be more specific.

Actually not; you are usually the floor plan experts here.

Both floors are just a sequence of rooms; nothing more and nothing less. So far, for example, it is completely ignored that - with the desired target of 250 sqm - storage areas on each floor would also make sense. I have not seen any mention at all of the different types of stairs (a fundamentally different type of stair would also be worth considering in my opinion). Planned are the ground floor, first floor, and attic. With a household of 6 people and the fact that the attic is to be converted, there are entirely different possibilities for room layout.

For example, the ground floor - it is horrifying to see that with 250 sqm (probably net living area) only 28.6 sqm of floor space remain for the living room, and this is further separated by walls? Why have a home office on the ground floor when there is enough space in the attic and the "saved" 14 sqm would benefit the actual living area? The home office could also move to the first floor and instead the rooms for the older children could move to the attic (they would be very happy about this, as attic rooms are usually the nicest rooms in a house). "Quiet" is also never found on the ground floor...

For example, the first floor - all desired rooms are there, but nothing more. It seems to me as if they were "conjured up" at all costs. Storage room: none. Consideration of drainage for the children's bathroom: none. Separation of parents' and children's areas: undeveloped.

To mention only the most obvious points...
