Correct, that’s how it is. Sometimes contracts include special clauses that hedge a “more probable” VAT increase for the contractor but also credit an “unlikely” VAT reduction for the client. The decisive factor is the acceptance and the associated start of the warranty period and the full performance of the general contractor. So folks, make sure to get your acceptance done this year.

We also have various offers from the general contractor with 19% VAT. We will accept one of the offers, but our financing will not be finalized until February 2021 due to various offers, etc.

Do you see any possibility to sign the contract for the house already in 2020, possibly postpone the first payment with the value date or similar to February 2021, and thus benefit from the VAT reduction? If I can negotiate something like that, it would be feasible, wouldn’t it?

As already mentioned, this is a pass-through item for the general contractor and should not cause him any problems.

Nope, because it’s not about when you sign the contract but when the service is rendered/final invoice is issued. According to what it reads, you’re not even starting this year.
