Surcharge for installing large-format tiles

Hello Mr_bau,

I was already at that point. However, this helps me little in this situation. The trade was awarded to the general contractor as part of the purchase contract. I am reluctant to inquire with other companies without giving them the chance to get the order. I consider that unfair.
That is why I asked the forum here.

If necessary, the trade can still be separated during the sampling and assigned independently. In the case of tiles, this is not unreasonable at all, in my opinion.

All good. Forums like these are unfortunately often "dangerous half-knowledge" (myself included). But I hope you receive some answers that help you. For me, the tiles won’t be done until in 3-5 months, but I would feel that the markups are too high. I consider €120 all in per sqm to be the maximum reasonable amount, but that surely depends on the area and the tile itself...

When building with GU, you will have to swallow that. Or remove the trade, receive a measly credit, and then reassign it yourself. Ideally, remove the trade before signing the contract if the surcharge seems too high. Afterwards is always bad.

What is even included in the GU?
Usually, it is just the hallway, kitchen, bathrooms, and utility room.
The rest goes via EL, meaning: you can choose. Therefore, you can comfortably choose this credit, as the majority does not go through GU.

Of course, when rooms flow into each other, people like to take "One for all," but the subcontractor probably does not care at all, possibly even glad that he has capacity for better jobs.

In my case, 130.5m² were tiled under the GU contract.

The material cost is €40,- - which would amount to €5,220. Installation costs for tiles up to 30x60cm are included at no extra charge. The potential credit amount for the exclusion of the trade exceeds the material value by more than double. Therefore, I would be interested to know what usual costs one would expect for the installation in order to classify the credit amount. This also includes the slope screed in the shower areas.

By the way, the offer does not include baseboards.
