That is uninteresting for us, because the tiles are chosen before the earthworks have even started.

We also initially thought there was time, but when we realized that it is relevant for the lighting planner, the kitchen planner, the painter, etc., we selected something. The staircase also needs to be ordered from the general contractor soon. Even the type of staircase is somehow related to the chosen flooring.

That's unbelievable what prices are being asked here. Our 80x80 Kermos grey matt cost 28€ net per sqm. The installation with the wedges for alignment cost 30€ net without baseboard including grouting. It's really cheeky how some people are ripped off here.

Something is being handled incorrectly on your side. Good or bad if the general contractor thinks the surface of the stairs must already be chosen now. Why? No one cares what color your railing or steps will be. Yes, of course, it must be announced what type of stairs it will be - wood, steel, or concrete.

Tiles are also only selected after the shell construction. Kerstin mentioned the reason further above: incidence of light.

In that respect, everything should be interesting to you! but if you hold out your hand for a big fish, you probably have to suggest urgency to the customer.

So you would order a kitchen even if you don’t yet know whether you have light or dark tiles? You have to order the kitchen in order to get the installation plans.

The lighting planner also said he needs to know this; otherwise he can’t work. And without lighting planning, the electrician can’t be commissioned either. This is necessary so that the spot holes can be made in the concrete ceilings, which have already been commissioned. So everything is connected.

You don't have to order the kitchen to get the installation plans. You need to have an idea of it and then you can also create the installation plan yourself, or you simply pay for it separately at a kitchen studio with the option of crediting it when ordering the kitchen.

And even if you order a kitchen now, it will only really be ordered from the manufacturer after the rough construction measurement has taken place. And until then, fronts, colors, etc. can still be changed.

And, as long as no stone has been built yet, sockets can still be adjusted in the final execution, etc.

If you want light outlets in the ceilings, and you have always wanted that, then I really have to look again with wide eyes that the house planning itself hasn’t already worked much more with realistic placement of the furniture.

And aside from that, I personally knew exactly during and after the planning which type of stairs, which railing, where reading lamps, and where the tall cabinets would be. On the one hand, you have a personal taste, on the other hand, you plan back and forth and try to imagine alternative materials. But even more: I know my furniture and know what I value in new purchases. Colorful individual pieces and neutral purism. There it is a white kitchen. Tiles definitely not sensitive, so no white, no black. The stairs have to match the fireplace and windows (essential things). Then again the countertop. I knew during the planning which wall needs to be accentuated and which should behave passively white. But all materials are still changeable and can accompany us as samples during the construction period.
