If I may quickly interject? Is it intentional that the kitchen is so "far away" from the dining area? You could swap the bedroom and bathroom with the utility room and the kitchen, and shift everything a bit to adjust the square meters.

We are not yet at the floor plan. This is the idea shown online by the house building company. I just copied it from there. We would combine the kitchen and living area into an open-plan kitchen. We are only concerned with the exterior dimensions.

Yes, we are at 143.50 sqm of built-up area with a roof overhang of less than 0.5 meters. The width also fits. Rotate the house counterclockwise, then the entrance would be in the east, the terrace in the north. The carport would then also have to be in the northwest corner so that you can get to the entrance.

After all, you can’t just swap two rooms – the kitchen and utility room form a unit here, the utility room is a trapped room that you can’t simply compensate for by swapping bedrooms. But that does require some brainwork anyway. However, you must have already given some thought to combining the kitchen and living room and the other rooms, right?
