As a rough rule for floors without sloping roofs: floor area * 0.85 = living area

The factor is not linear; for the desired area I assumed 0.80; and (not forgetting stairs!) I added (calculated conservatively) 15 sqm for traffic areas and allowed myself to round up the result (a little over 106).
