Setback area RLP for a §34 BauGB boundary development

sorry... thought that wasn’t relevant... so I don’t know what other facts I should write down... I can also happily post some pictures of the property, then maybe it’s easier to imagine.

So as I said, the option with the garage between the two houses fits well with our layout on the property (garden also faces south), but because of the slope, which falls towards the neighbor, and the resulting step between house and garage and neighbor’s house, and the foundation issue (even if we build without a basement, we would still have to dig out our own foundation sideways) it’s somehow awkward. Putting the garage on the same level as the house won’t work, then we’d be too high at the border because of the neighbor’s roof and these border building height restrictions or whatever it’s called. And the neighbor would have to brick up his windows. I don’t know what kind of rooms he has there (yes I know, it’s really none of our business, especially since he signed off on that... but that was already 60 years ago and we don’t want to start trouble in the village right away either...)

The option with the garage at the left border and keeping the house completely away from the neighbor and then the half-open basement to the right would please us much more. Only nobody can properly explain the setback regulations to me (or rather the house sellers and real estate agents just tell you whatever they want, just to get a signature...)

By the way, the neighbor has his garage in the basement. The driveway goes down at the top right corner on our side.

In technical matters, I will now wait until the expert has had a chance to take a look. In the meantime, my dinner including TV accompaniment (currently with old Erik Ode crime series) should suffice. Therefore, just this note for now: this forum can be more useful if one does not present their house only as a black box on the site plan.

so all that crap is already gone. They tore everything down and threw it away. The fence and the concrete wall are still there. We'll get rid of those as soon as we get the property handover (just got the payment request from the notary this week). I mean the concrete wall facing the street, not the one to the neighbor's garage. ^^

Your garage next to the neighbor's exactly where he also has his. But I would keep 5 meters away from the street. There is no slope there. You can create a slight incline on the driveway. If you put the garage in the west, you won't manage to get the same height for the house and garage.

that is his house, not his garage... the garage is in the basement and the driveway is where our upper right corner of the property is. I just uploaded pictures, maybe that makes it a bit clearer. If we move the garage to the left, it can work with the same height. Because the property bends in the middle, the left half doesn’t have as much slope as the right. But it’s also very misleading because the whole right side of the property seems to be filled up by 1m. Because you can see the wall at the street. If you remove and excavate all of that, you get a 2m slope over the 20m width. We would build the garage with a 6m distance from the street (I have a station wagon and there is no sidewalk).
