This is the power line. There is still electricity over the roof. The mast stands in the middle of the property, but that is only the replacement for the mast on the later roof truss. I have already spoken with someone from the energy supplier; they will temporarily place the mast at the bottom left corner before construction starts so that the lines are out of the construction area, and when the roof is on, the mast will move away from the garden and onto the roof. The temporary relocation is included in the connection fees.

Is there a development plan? Or is it allowed to build according to section 34? Was there already a house there before? You can have a look at the building file at the building authority. In my opinion, building the garage or the house next to the neighbor is only possible with great effort. Without a basement, I would position the house at 112 m and create a base at that level.

No, there was never a house there. The garden always belonged to the white house on the other side of the street, which you can see in the pictures. Those huts on the left were more like garages and a workshop area of the old man who passed away last year. The little foundations you can still see on the right were from an old greenhouse. I also once saw old Google Earth images, and there is no house visible there either. Yes, my gut feeling also tells me that we should stay away from the neighbor's wall (even though we are allowed to according to this declaration). There is no development plan, so development according to §34.

Or make the house a bit bigger. Or also without a basement.

Can you please show your property with the surrounding houses in the Geoportal so that one can see how large the neighbors have built? Alternatively, an aerial image (google map) also works.

What does the [34er] in your federal state say regarding carports or garages as boundary constructions?

Permissible wall heights? Dependent on boundary distance?

Is there a statute regarding parking spaces from the municipality?

Is there a length specification for the property boundaries? Otherwise, you can hardly draw to scale.

The garage on the east side also needs a driveway, but there is currently a retaining wall with a privacy fence. That probably won't work.

What I could still imagine would be something like this... but then the driveway of the garage (individually built with bricks so that it fits into the weird corner angle) from the right. You can only approach by car from the right anyway, because to the left it goes into a dead-end/forest path.

Then all distances would actually be observed. The garage is allowed to be right up to the street, isn't it?

And between the house and the garage you could still build a little room for a workshop or something
