Selection of plot, considerations

We are once again considering applying for plots of land.

To the east of the development area there is an exit road from the town, which is relatively busy. From this road, one enters the development area in the southeast (see picture).

Plots 1 + 2 are accessed via the road above. Plot 2 is only accessible through plot 1.

To the southwest, there is a primary school / a playground.

The M is the garbage bin storage area for the semi-detached houses 3-6.

To the east, there is an old site where the groundwater occasionally showed contaminating values; therefore, restrictions apply to plots 14-22 regarding groundwater extraction + for 16-22 stricter criteria for excavation depth.

Regarding the house types:

Orange are classic 2-story villas (9.5m ridge height; 6.5m eaves height) Blue 9.5m ridge height; 4.5m eaves height Purple with 6.5m ridge height not interesting for us Light yellow 11m ridge height, not interesting for us because of the road.

Our previous thoughts on this:

Single-family house plot decided, no semi-detached house. We tend to prefer the orange house type a bit more, but blue is also fine.

The further inside the residential area, the less through traffic. We currently live in a residential area with only one access, and for the first houses it is already quite annoying.

At the same time, we are also further west from the old site and the exit road.

Preferences for plot 9 (far inside the development area, garden facing west, somewhat larger than 14 + 15) with the restriction that garbage bins are stored there. Then plot 2 (the largest plot with >600 sqm, southwest garden) with the restriction that it is only accessible via plot 1 (cannot assess whether this might be annoying) and one might not find the connection to the rest of the residential area via the separate access.

Then 14 + 15 (still far enough from the road and the old site) with the restriction that the garden faces east.

What are your thoughts on this? Thank you.

Here is the picture. As said, our previous considerations tend towards 9, 2, 14, 15..

How many houses are we talking about? I see one, two handfuls. There are only 4 plots in a row. And there are enough streets from all sides?! If it's different, there should be another section. I would rather not have a waste collection point next door, nor a corner plot.

Thank you for your answer. There is the road in the development area, which is accessed from the southeast. Everything else is F+R = foot and bike path. It is also described on the map.

What speaks against a corner plot?

A garbage collection point is indeed annoying, although the garage would go there and the emptying does not occur weekly.. hmm.

It is only the marked plots in the residential area plus a few semi-detached houses, which will follow later in the north and south (they are already marked over the gardens).

You wrote this in 2015 about corner lots:

You do not have to clear a street, only sidewalks.
If you own a corner lot in an area where no separate sidewalks are designated, a "double burden" does not apply, not even the simple one in front of the property.

All of this is regulated in the clearing and gritting obligations of the individual municipalities, so it cannot be answered in general.
The costs for maintenance are also regulated there. Often, the "second side" is distributed among all owners of the affected properties.

Whether the required privacy screen is viewed negatively or the spaciousness of the property positively depends on the individual location of the property: centrally at the entrance area of the residential area it can be perceived as disturbing if cars approaching or leaving are seen around two corners, further back you can neglect this if only a few neighbors still touch the property.

And then it also depends on the location of the house and the design of the edge areas of the property whether one could be disturbed.

So overall, I would never generally reject or exclude a corner lot if one has the opportunity to acquire one.

For you, but not for us. Or is this a hidden object picture? Where is the legend hidden?

But not exactly there, the driveway is there as well. And personally, I wouldn’t find that good. Especially considering that hardly anyone there has a hedge that blocks evening visitors’ view.

The lack of protection from the street, winter service, weed control, …
